A “ground up” restoration, renovation and extension to what was a derelict old farm was completed in the late 1970s and now is a stunning secluded family home with guest/guardian house, pool, tennis court, stables, lake, paddocks and over 40 hectares of woodland.

With great attention to detail and numerous reclaimed materials used this charming home offers more than just a touch of the “old world” sympathetically combined with modern day luxury. With a new geothermic water/water heating system (giving one of the highest efficiency and lowest cost ratings I’ve ever seen), large double glazed windows, beams, tiled floors and vaulted ceilings this unique home offers space and comfort for all.

The ground floor provides a light and airy “summer/winter” room opening directly onto the south facing sun terrace with views over the front park and paddock, entering the lounge with high pitched vaulted/cathedral ceiling and feature fireplace this is clearly the heart to this home. The large family kitchen with breakfast area is to the rear with views over the rear paddocks. The staircase leading from the lounge takes you to the mezzanine with study and relaxation areas overlooking the lounge below. From the mezzanine we discover the master bedroom with en-suite bathroom, wc and dressing areas.

A corridor leading off from the lounge takes you to two further bedrooms, dressing room, wc and shower room. A second staircase (with laundry room beneath) leading from the summer room provides access to the billiard/games room and then onto another double bedroom with en-suite shower room. The final bedroom with en-suite facilities on the ground floor has independent private access.

Outside we have the guardians/guest lodge: two bedrooms, lounge, shower room, wc and kitchen located next to a double stable block with open garage. Located at the end of the paddock is an open hangar/field shelter, the pool is 12m x 5m and has it’s own pool house with bar, shower, eating area and pump/storage room, the hard surfaced tennis court is enclosed and after a quick clean-up is ready for action. The front paddocks are post and rail fenced and there’s a separate floodlit training area. The private woodland has numerous paths and tracks running through it and the lake (not sourced) can vary up to 3 hectares in size depending upon rain fall and evaporation (it has a drain off point and fish catchment area along with various small islands).

This secluded estate is a short 5 minute drive to the market town of Le Lude with a choice of restaurants and local amenities and La Fleche and Chateau-la-Valliere are 15/20 mins away. Further afield Le Mans and Angers are around 30 minutes and Tours around 45mins. Easy access to autoroutes and on to Paris (2h30) or beyond.

One of my favourite properties offering plenty of private space for family, friends and maybe paying guests to enjoy in this popular part of the Loire Valley. A viewing is highly recommended.
