  • Well presented 3 bedroom home
  • Peaceful location with views
  • Short walk to the local village
  • Ideal “lock and leave”
  • Scope to expand

We sold this charming property many moons ago to the current owners and after many, many years of enjoyment the time has come for it to be passed along to new owners. Located on top of a hill with great views towards vineyards and over the valley below this home enjoys a tranquil and private location without feeling isolated. A short walk down the hill (slightly longer coming back up) sees you in the local village with basic amenities (restaurant/bar, butchers, garage, lake, etc.) and a leisurely drive offers a choice of popular market towns (Le Grand Lucé, La Chartre sur le Loir, Ecommoy, Chateau du Loir, etc.). The A28 autoroute access is 20 mins away putting the ferry port at Caen a round 2 hours drive away (ideal for those weekend escapes). Permanent or holiday home this property has enough space for the family and friends and scope for more if needed.

The entrance hall offers a choice of a left turn into the good sized kitchen with breakfast table and door direct to the south facing outside terrace area, from the kitchen continuing to the left we discover the lounge, circa 50m² of living space with 2 working fireplaces, plenty of room for a dining table and also sofas, it has large glazed doors and windows which also access the terrace. To the rear of the lounge we have the laundry room (former shower room) and a wc. The other side of the entrance hall we have the sleeping rooms; 3 good sized double bedrooms, a large family bathroom (bath, shower, double sinks and a bidet …. the colour scheme is original and won’t disappoint), a separate WC and utility room with loft access. Attached to the rear of the property is an integral garage, wine cellar and store all of which along with the sizeable attic above offer plenty of space for more accommodation if needed. The property has electric heating (the owners mainly use the fireplaces) and gas heated hot water, double glazing and of course is south facing.

The property is fully enclosed with a double gates and the circa 1 acre plot includes fruit and mature trees, a small pond, lawn area, parking, medium sized wooden outbuildings (log store, tractor shed, etc), stone outbuilding and the terrace which today has an excellent quality jacuzzi placed ideally for catching the sun and views over the garden and beyound not forgetting its proximity to the kitchen for those fresh glasses of wine (or whatever else takes your fancy).

A quiet, private location with one nearby neighbour (not overlooking) and offering rural walks amongst the nearby vineyards or further afield to the popular “foret de Bercé”. The leisure lake at Marcon is a short drive away and a little further sees you in either Tours and Le Mans. An ideal permanent or holiday home in this fabulous area.
